House on the Hill
This home sat on the market over a month - unheard of in our market! We smelled a deal and scored this one at a low price. The property was listed “as-is”, but when our inspection revealed a failed septic system and mold in the basement, our agent negotiated the sellers into curing the issues prior to settlement. That was a big win for our budget!

This house was extremely outdated and literally needed everything. The kitchen was already open to a dining area with franklin stove. There was different flooring in the two spaces to visually separate the “rooms”, so once we replaced flooring throughout the home with white oak LVT, it allowed us to extend the kitchen into that space and create a whole cooking/dining/relaxing room that became the heart of the home. Our contractor built in wide window seats and added an additional kitchen cabinet to serve as a bar or additional serving space on Thanksgiving. I love the look of logs neatly stacked next to a fireplace so we built this simple shelving unit floor to ceiling.
Window seat tip: we sized these to fit thick, inexpensive outdoor furniture cushions from Amazon so we didn’t incur the time and expense of custom!
Kitchens sell the home
The ensuite bathroom in the primary bedroom was small. We eliminated a linen closet to allow for a double vanity, and installed a sleek sliding shower door, all from Home Depot. This fun floor tile from Floor & Decor provides a punch of energy into this space at minimal expense.
Bold color & pattern
We finished the basement with the same flooring as the rest of the house. The natural light that floods in through the sliding doors was spectacular! This room was staged with a sectional sofa & TV on a long narrow console, and we added a tall pub table and stools, all set up for game night with the gang! You want prospective buyers to mentally move in, and helping them visualize how they might use these spaces is critical.
