Our pandemic flip

The year before the world shut down, we had sold our house and set money aside to start flipping houses as our side hustle. We found an agent we liked but it was hard to find a property, with buyers in our Northeast market overbidding on everything. Then, very early in the pandemic, our agent got a pocket listing and brought it to us.

Supply chain issues during this renovation were at their peak. Our lead contractor was in financial distress due to work stoppages on other jobs. The market was filled with uncertainty and we were first-time flippers. It was crucial to make smart material selections that would update this home and add immediate value without breaking the bank or causing delays.

Material choices

We only staged a few areas of this home and regret not staging every room with furnishings and decor. Furnishing a home helps people not only envision their lives there, but also showcases how large the rooms are. Empty rooms seem small and lots of buyers can’t visualize their furnishings fitting. In this dining room, we were able to showcase a full size table and chairs, with plenty of space left for a buffet.

Staging

In the mud room/laundry room, we used the same patterned tile as the kitchen to create a joyful, functional space for this heavily trafficked room. Our contractor enclosed the water tank and HVAC unit for a clean, streamlined appearance, and put simple shelves in a nook for additional storage.
